This scheme was a follow up project for a client in Hertfordshire. Having previously successfully attained planning permission for the construction of a new detached motor shed, I was appointed to attain Listed Building Consent and Planning Permission for a extension to a granary outbuilding.

Although remote form the Grade II listed farmhouse, the age of the granary on the site (i.e. it is pre-1948, the date of the primary legislation) meant that it is classified as a “curtilage listed structure” and therefore is effectively covered by the same level of statutory protection as the main farmhouse.

The farm and outbuildings once formed part of a larger estate. Cartographic analysis and documentary research from the Historic England Archive indicated that there was once an extension to the rear of the granary. This was corroborated by various site evidence during my initial measured survey and inspection.

Following minor amendments and approval by the client of the sketch scheme drawings, which incorporated some 3D visualisations, the application was prepared, submitted and subsequently approved.

The Local Authority applied some pre-commencement conditions to the approval including provision of detailed drawings of the windows. These conditions needed to be cleared before work was commencement, to ensure the permission remained valid. A further application was made and the drawings were approved by the Planning Department.

For the same client, I also recently attained Listed Building Consents for a front entrance porch and a motor shed, and planning approval for a tack room and store bale.
